APEX GREEN

Apex Green Industrial Estate

Apex Green is located in Hua Samrong Subdistrict, Plaeng Yao District, Chachoengsao Province, one of the core provinces of Thailand’s Eastern Economic Corridor (EEC). It is a modern park dedicated to industrial and warehousing uses. The total scale is approximately 2,191.49 Rai, of which industrial land accounts for 1,606.16 Rai and public facility land accounts for 352.77 Rai. The entire area is designated as a purple industrial zone, focusing on complete infrastructure, smart energy, and low-carbon sustainability. The park is developed and operated by Apex Park Co., Ltd.

(1) Geographical Location and Transportation Advantages

Apex Green is located at the intersection of Highway 331 (Phanom Sarakham–Sattahip Line) and Chor Chor 3015 (approx. km 8+400), connecting the Bangkok Metropolitan Region, airports, and deep-sea ports. It is approximately 100 kilometers from Laem Chabang Port, making it suitable for export-oriented manufacturing and regional logistics distribution.

  1. Strategic Gateway Location
The park is situated along the main Bangkok–EEC logistics corridor, allowing quick access to upstream suppliers and downstream customers.
  2. Multi-Axis Connectivity
Adjacent to road networks such as Highway 331, Chor Chor 3050 / 3015 / 4012, supporting heavy truck passage and multimodal transport.
  3. Foreign Trade Friendly
Directly connected to Laem Chabang Deep-Sea Port and Suvarnabhumi International Airport routes, shortening international import and export transit times.
  4. Logistics Efficiency
High road density and direct trunk lines help reduce transit inventory and safety stock requirements.
  5. Market Competitiveness
Location advantages translate into lower unit shipping costs and higher delivery reliability.

(2) Industry Diversity

The park focuses on industrial + logistics/warehousing, offering a friendly environment for diverse industries such as electronic components, machining, auto parts, PCBs, food processing, and general manufacturing. It also supports applications in smart logistics and advanced warehousing (AS/RS, cross-docking).

  1. Clear Positioning & High Flexibility
Designed to meet dual-use demand for “Factory/Warehouse” land and standard factory buildings, making it suitable for both self-construction and leasing.
  2. Green & Smart Orientation
Partnered with Banpu NEXT to introduce smart industrial estate / low-carbon park solutions (including floating solar power, smart energy, and digitized utility systems).
  3. Concrete Investment Cases
Includes publicly disclosed cases of Taiwanese PCB / electronics manufacturing and IT equipment brands purchasing land to establish factories in the park.
  4. EEC Synergy Effect
Upstream and downstream supply chain players gather within the EEC, facilitating nearby procurement and distribution.
  5. Economic Resilience
Multi-industry compatibility mitigates the risk of single-industry market fluctuations.

(3) Facilities and Supporting Services

Apex Green is planned in accordance with IEAT specifications and EIA requirements, providing integrated facilities such as water & electricity, sewage treatment, rainwater retention, park security, and a community grievance center, while simultaneously promoting renewable energy and smart utility engineering.

  1. Utilities
‧ The park’s own tap water system
‧ Planned substation land within the park of approximately 10 Rai
‧ Centralized sewage treatment and automated water quality monitoring
‧ Capacity designs including a rainwater storage tank of approximately 1.6 million cubic meters and a treatment capacity of approximately 1.5 million cubic meters (official page description)
  2. Energy & Sustainability
‧ Smart energy project in collaboration with Banpu NEXT (including floating solar power stations); third-party data indicates a park floating solar project with a capacity of approximately 32MW located in Chachoengsao.
  3. Operational Security
Safety measures established including park security, a worker registration system, and peak-hour traffic control along the route.
  4. Environment & Community
Equipped with a community grievance center and environmental monitoring plan, along with preventive measures such as a green buffer zone (not less than 10% of the project area).
  5. Human Resources
Chachoengsao possesses vocational college resources and an ample workforce of general/semi-skilled workers, facilitating production expansion and shift rotation.

(4) Policy Support and Investment Environment

Apex Green is located within the EEC zone, allowing investors to leverage BOI incentives and foreign talent packages. IEAT has also publicly supported new construction or expansion projects for industrial estates in the EEC (including references to Apex Green’s location, milestones, and timeline).

  • EEC Advantages
High-value-added industries (electronics, automotive, data centers, advanced logistics, etc.) are eligible for corresponding BOI incentives.
  • IEAT and Infrastructure Investment
IEAT and its partners have made substantial infrastructure investments in EEC industrial estates (roads, water supply and drainage, electricity), shortening the time required for investments to materialize.
  • Foreign Capital Friendly
Mature location, clear regulatory framework, and relatively smooth administrative procedures.
  • Sustainability and ESG Alignment
Renewable energy and digital utility projects help meet the ESG supply chain audit requirements of international clients.
  • Expansion Dynamics
2025 media reports indicate that the Apex Green expansion plan of 459 Rai is scheduled for submission to the IEAT Board of Directors for review (news update).

(5) Participation and Opportunities for Taiwanese Enterprises

Apex Green has a high degree of compatibility with Taiwanese industries. Sectors such as PCB/electronics, IT equipment, machinery parts, automotive supply chain, and warehousing & logistics either already have a presence or are suitable for setting up operations in the park. Information regarding land purchases by existing Taiwanese enterprises is also available in public announcements.

  • Proven Cases
There are public announcement records of Taiwanese PCB/electronics manufacturers purchasing land and building factories in the park, verifying the feasibility of the supply chain and location.
  • Integrated Manufacturing + Warehousing/Logistics
Dual-purpose land for industrial/warehousing use paired with a nearby port road network facilitates the creation of a single node for production–warehousing–export.
  • ESG and Cost Optimization
Energy solutions such as large-scale 32MW floating solar power help meet RE/carbon footprint metrics and support long-term electricity cost management.
  • Recruitment and Talent Retention
Proximity to metropolitan areas and comprehensive academic resources offer a favorable environment for technical/management talent.
  • Expansion Flexibility
Park expansion plans and the supply of large land plots facilitate medium- to long-term capacity planning.
